Where ARE The Deals? How To Locate Them?

Question

I am in SW Florida. Our markets are moving up and it is more difficult to find a deal. Where do you go to find deals? Auctions? RE Agents? Driving The Neighborhoods? Banks? What would you tell new investors about finding deals or qualified leads?

These days, you'll want to find the off-market deals -- door-knocking, direct mail, advertising, networking, driving neighborhoods, etc.

To J  Scott's point - you really can't rely on all of the "listed" properties out there. You need to go off-the-radar and deal directly with some sellers (via direct mail and more). This will allow you to side-step your competition and be much more effective at finding some high equity deals.

Depending on what kind of budget and time you have available to work with, direct mail, advertising and networking can all be huge avenues that will bring you some profitable deals pretty quickly.

What type of investing are your doing? I am a business coach as well as an investor and I always create a business model and a list of goals with a realistic plan of action to reach those goals.

The real estate market is on the move and now is the time to be an investor, based on cash and time available to invest the opportunities are unlimited.

network network network get out there and meet and talk to people. Convince elderly people to sell you there house and move them to a nice retirement community where they can play shuffleboard. Sometimes that method can work also.

J  Scott and Seth Williams are right on the radar. The MLS is being picked bone dry by a massive influx of investors(new and more experience)as well as the hedge funds out there.

The old fashion ways to find properties are starting to become more viable in the current RE markets.
