New to Real Estate Investing
Hello!
I currently live in the Washington, DC metropolitan area (specifically Silver Spring, MD) with my wife. We also just started the homebuying process through NACA. I'm seeking advice on purchasing our first home with the intent to make a profit on this investment, specifically in the Maryland suburbs. I'm willing to learn and listen!

@Collis Crews Welcome to the community! I am in Arlington, VA, so not far from you. I agree with @Joaquin Camarasa that if you plan to house hack that FHA or conventional will be your best bet. You'll get the advantage of residential mortgage rates too!
For flips, there are other options out there in additional to the traditional financing. If you find a great deal, then there is financing out there with little to no money down through hard money, private money, investors, or partners.
I would spend more time on understanding what is a great deal and finding those than worrying about financing a deal.
