Switching careers to become a real estate agent!?

HEY BP COMMUNITY!

I would love to get some honest feedback on my thoughts.

I’m considering switching my career to become a real estate agent. I’m 25 and have been in the trades as an electrician for the past 7 years. I make a above average wage in the north east but I definitely feel worn down by the type of environment because I’ve always wanted to work on my own schedule and build something for myself. Now that I have found real estate investing and the industry as a whole to be a great driver for me, I’m considering making the switch.

I know money isn’t guaranteed and that being self employed may make it “harder” to qualify for loans on the investing side but I’ve always had a good work ethic and I want to realize a vision of being financially free by building something for me.

I can see myself making money as an agent as my income source and using that passion and knowledge to buy properties myself in the process.

AM I CRAZY!? Let me know what you think.

Why does it have to be either / or? I would suggest getting your license in your spare time, continually posting on here, hustling for your first few deals, then reassessing.

It will be a slog and will take extreme toughness, but I don't think it is worth risking your career as an electrician without first putting your toes in the water.

Start off part time to make sure it's something you really want to do.  That way you can learn and grow your business while still generating income from your regular job.  Don't make it an either/or thing.  Many agents don't close a deal for a couple months so plan accordingly.

I agree with @Tom Wagner, don't make it either/or. Get your license and scale in and learn as you go. If you are in a market where you can find a good team who will coach part-timers, it can serve you well as you will also be an asset to the team on the electric side for repairs and investors.

The income is unlimited but remember you are always 15-30 days out on a paycheck so you have to budget accordingly. It is extremely competitive in most markets but I love what I do. Feel free to reach out with any questions!

Alternatively, you could start your own electrician business. You seem like a sharp guy and SMB's are hot in the streets right now. You could start from scratch or buy an existing business with an SBA loan.

I did that. I quit my job moved half way across the U.S. and got my license. I dont think I would have done it if we had stayed where we were just because of cost of living. I was a welder / mechanic and made a good living. I will say that so far I have been bussier then I thought and while I get to set my own schedule, that often means I work as much as I used to and sometimes later into the night then I used to. My goal is to purchase more rentals and gain more knowledge of the area as a real estate agent.
