Buying a rental in Mineola NY

I have the opportunity to buy a property in Mineola, NY. I am from the area, but have lived and owned properties in NC, only. The numbers look like they make sense to hold as a rental. Does anyone have experience with rentals in the area? 3br/2br . Looks like it should rent in the $3k range. Is that a safe bet?
