Gulf Coast Industrial Land Lease Costs

Hi All,

I’m looking for some ballpark estimates of industrial land lease costs. I personally invest in residential real estate and am working on due diligence project for work and have no frame of reference on industrial land lease costs.

The undeveloped land is 40 acres and is port adjacent in Mobile county Alabama. It is zoned as industrial and has rail line access, road access, port access, and utility access.

Any ideas on what one might pay for a 20-30 year lease on this type of property in the Gulf Coast?
