Landlord needing to appear in person

Just read an interesting post and was wondering if anyone could add any reasons or times where a landlord would be required to appear in person, for anything regarding owning rental property. 

Being sued by a tenant, the deposition (maybe the opposing council would agree to virtual) and trial might be two examples. 

This could be useful information for prospective long-distance investors.
