1BR vs 2BR in MF Family props

what do you think - I typically invest in 2BR but I am finding (as my search continues) that there are many 1BR MF good options. Is it OK to invest in 1BR MF? Does it appreciate as much as 2BR? I was under the impression that scope to increase rents and value-add was more applicable to 2BR which is still true I guess but I cannot just let go good 1BR MF deals. I continue debating.

@Sitaram Koppaka what size MF are we talking about? Typically 2 BRs are the most versatile, but it can depend on the location. If it is an urban center full of working professionals, 1 BRs can be attractive. If it is a family friendly area, with good proximity to schools, 2 and 3 BRs are more suitable.
