Looking for contacts in Spokane WA (Mead specifically)

I just learned of a potential off market deal (through family) but I moved away from Spokane in 1995 and don't know the market right now. I know it is where I grew up and at the time was a desirable school district. The house is a small 2 br/1 ba. It is in shambles, but it is on a double lot. I know the owner is asking $116K, which may be steep given the house would probably be best being torn down. I would love to connect with RE agents, contractors, (and possibly MH lenders) in the area to asses my options. This would be my first deal but since I have family in the area it would lessen my anxiety about investing out of state. I truly have no idea where to start. Please feel free to message me.
