Young aspiring investor looking to get a start

Hi, I am 21 year old Canadian looking for help with buying my first property. I am $30,000 in student debt and make less than $50,000 a year. I’m wondering if anyone has been in the same boat as me before and have strategies they did to get approved for their first mortgage. Anything helps. Thanks!
