Need help on a lead in Tacoma, WA

Hi BP! I have a motivated seller lead in University Place, WA but a little stumped at how to analyze this deal. Would appreciate all inputs.

My question is, what are the pitfalls of assuming a reverse mortgage? Would the balance be up to current market value of the property, or based on the original loan amount only?
