I am getting a lot of questions from out of state investors, asking how is the housing market in the greater-Phoenix area? I thought that it's a lot easier to share that data for anyone that was interested. In short, the market is HOT!

Probably going to get a little more difficult out there for investors and 2nd home buyers because of the recent FHFA rule where Fannie/Freddie will cut almost in half the # of investor & 2nd home loans they purchase to max 7% of their portfolio ... starting 4/1/2021.
Some lenders have already adjusted their pricing by 200bps!
Could be a big help to owner occupant buyers and cash buyers if this causes some investors to exit the buying market.
