Question

For generating buy/sell leads, which social media platform do you find most productive?

How are you using that platform to generate leads?

Posts seem a few years old on this topic - anything new or interesting you are using?

Facebook and insta are easy and integrated

Be sure to show who you are and your value

Think of your post  as pre Interview for your attraction market efforts

Tic toc and snap are fun even if they are more for the younger set

Snap will be introducing augmented reality if your looking to authentically stand out

relax. Be yourself , show real value and enjoy it. It will show and resonate with people who can use your service

Linkedin, Pinterest, then Twitter   ... you have to enjoy, share, listen, contribute value to get back. Facebook limits your circle unless you pay for ads

Networking with other agents on Facebook opened up a huge door for me. If you can find deals that have high demand your messenger will be off the hook..

In terms of leads.. Create FB ads that drives to landing page and eventually into your CRM and funnel to retarget..

Here's one you haven't seen, but I highly recommend. I'm CEO of a transaction coordination company so not a realtor, but we use this ourselves and are teaching realtors the same strategy.

LinkedIn Sales Navigator

It's the paid version of Linkedin, I think it's $80 per month. But, it's a gold mine for targeting buyers. It gives you so much information that you won't believe.

In short, buy the software and then start running a search:

• Your city (and surrounding area)
• Just started a new job in the area
• Just left a job in a different state
• Is a VP, SVP, or C-Suite level individual (read: buying a more expensive home)

By running this search, you'll get a list of a few dozen people who are moving to the area and are likely looking to buy.

@Jonathan M. Instagram seems to be the leader from what my clients tell me and what I have seen. Its more trackable and there is more engagement. Instagram already solved the Tiki’s Tok video platform problems with Reelz, which is already becoming very successful for them and gaining a lot of traction on business accounts.

As far as Clubhouse, I heard Cathie Wood at ARK funds discuss how she considers it live radio and how all the major social platforms will end up adding that as a feature and it won’t be sustainable for Clubhouse to exist going forward with lack of major funding

TikTok all the way! Ok in all seriousness, TikTok is going to be the next thing in Social Media, and there is less competition right now in the RE industry.
