Purchasing an Investment Property with 60k

I live in Los Angeles and have 60k cash to invest. My goal is to live off of passive income. I know LA is more of an appreciation market vs cash flow so I am thinking out buying a SFH out of state and renting it out.. maybe Arizona.

Curious to know if this is a smart move or if there are other strategies I should consider.
