Replace tenant's appliance with mine. Anything to pay attention?

Hi BP families!

Hope this finds you well!

So this is an inherent tenant from the previous owner. They almost own every appliance themselves. When I took the property, we said we are going to maintain the stove/oven and fridge for them. Today the tenant told me that their fridge is broken. I don't have any problem with replacing the fridge for them. But do I need to have any extra steps other than just replacing the fridge for them? Like any documentation or notice?   Any help is appreciated!

If you have that in your lease then it seems you are already obliged to provide the appliance, and that it's pretty clear that the tenant is to maintain it reasonably and that it belongs to you. So it doesn't seem anything else is necessary.

Sorry, I should have mentioned this: In our lease, we stated that Refrigerator is supplied by us (as shown below). But when we bought the property, it was working just fine. So we did not bother replacing it. Is there any other thing we need to have in a written form?

If you don't have a written lease that specifies who owns what and who maintains what, I would put that in place first before I started buying appliances that the tenant may claim some legal right to later.
