how to find screen reject and select good tenant. I am taking some one help who used to charge 1/4 of rent till now but that price increased to 50% now. I like to learn this important trick of the trade of landlord business. How to reject a tenant without hurting tenant feelings or falling into trouble. Any good resources to learn this. Any free or cost effective websites to do this. Eviction is most scary thing specially these days. Did not find good property manager yet (who are in initial sales to sign up are good but their teams whom they assign are good not that good). Please advise

Tenant screening and selection Is perhaps one of the most important skills to master in this business. Eviction is an expensive, unpleasant, lose lose ending. Learn to screen instead.

Brandon Turner's book Managing Rental Properties is helpful.

Establish a screening process that excludes not includes, keep tuning it, learn Free Housing Rules and don't compromise.

No tenant is way better than bad tenant! All the best!
