How many rentals can an investor own?

Question

I'm trying to find out how many rental properties an investor can own. I currently own 10 properties in the Dallas area and wondering if there are any restrictions on owning more. My goal is to get to 20 properties in the next 5 years.

Let me guess. After you pass that law the next step is the government should own all the property. In case you didn’t know building dwellers can already down the building. All they have to do is buy it or build it. Cool concept eh? I don’tknow what generation you belong to but I’m going to bet it’s the entitled under generation. Someone else should have to go to work and then buy you a house…

Ps.  In case you’re wondering. 40 years ago, before you were born, the average homeowner age was 29. Now it has SKYROCKETED to 33. If you’re under 29 you wouldn’t have been able to afford a house 40 years ago either. If you’re over 33 you should already own a house. You got hosed out of 4 years. When I started paying social security they said I could retire at 62. Now it’s 67. My generation will never be able to retire. Sure I retired at 40. Btu my generation will never be able to retire liek you’re generation will never be able to buy a house. Why don’t you just wait for a relative to die and leave you a free house. I’m sure you’ll appreciate it just s much as if you had worked for it.

Your inability to qualify for a mortgage has nothing to do with my ability to qualify for one.

You know the difference between you and me? I couldn't qualify for a mortgage, so I learned what it would take and then worked my butt off until I qualified. I took personal responsibility for my station in life. I worked hard to increase my earnings. I saved. I sacrificed. I drove old beaters instead of newer, financed cars. I lived on a budget. I didn't borrow money. I used credit cards but paid the balance every single month without fail.

You would rather sit and pout about being a victim. I'm sorry, but wealthy people didn't become wealthy by preventing others from being wealthy. I control my future and you control yours.

Let's be clear, it's not that you can't afford a home, it's that you don't want the ones you can afford. Fact: Most of this country has extremely affordable housing. It's just that you may not want to live in those areas. There are literally places that will pay young people to move there and give them a home. Why haven't you taken advantage of those offers and you could own a home tomorrow?

You want to own in a popular area. So tell us, what have you done in order to deserve to own a home in a popular area? What do your contribute to society that is so special that you deserve to make enough money to buy in the popular areas? Did you get an advanced degree or learn a trade that is prized in society? Or did you go to college and get a useless degree like so many others because Obama suckered millions of young people into thinking they were special and with a college degree they would change the world?

Have you saved up enough money for a down payment or do you instead have the latest iPhone? Have you kept your credit clean or do you carry debt?

You want to own a home, try this: Search for "places with low unemployment and low cost of living" and you will find many highly livable cities that will have a decent paying job waiting for you and an affordable home for you to purchase.

Portfolio loans are now competing with conventional loans anyway in costs and you can hold title in your business entities easier.

There is no limit on properties you can own. There is only a limit on how many conventional mortgages you may have which is only limited by the ability to purchase new rentals but not the ability to purchase a new primary residence. So once you hit that you will either need to payoff 1 or some to get another conventional mortgage or look into portfolio lenders or commercial lenders.

There is a limit of 10 conventional mortgages. Beyond that you can still get portfolio loans.

The limits will be based on how many you are able to get financing for. Usually most lenders treat 10 as the maximum number of conventional mortgages you can have under your name. If you have a spouse, they can also get 10 as well. But don't let that stop you. You also have portfolio/private lenders, seller-financing and other non-traditional methods once you reach that cap. Just gotta get a little creative. Hope this helps!

Typically yes. They keep the mortgages in their own "portfolio" and don't sell them.
