should i allow tenants having washer and dryer

HI,

i have a 8 unit building without a washer and dryer hookup, a prospective tenant wants to move in if i allow washer and dryer.

should i allow? what are the pros and cons? and what would be a reasonable fee for that if yes?

That is better but it can still put a strain on the water, sewer or electric. I would pass, especially if the building is older.

@Sami Gren If there's a proper area in their unit to add one and if they're the ones that will be paying the added utility bill, I would allow it. With covid 19, I know of several tenants that are trying to avoid laundromats as much as possible.

Adding to what Joe said, it will also increase their water usage relative to the other units.  If they have their own meter and pay for it, that's fine.

Is there a place for it and who is paying to have everything hooked up?  It requires plumbing and electrical work, but a professional.

If there is no washer and dryer hookup, then it is not a good idea. Stannard washing machines have special plumbing requirements. Standard dryers require dedicated 30 amp electrical circuits. The other concern would be if you pay utilities, this will increase water and electric bills.

Portable washers and dryers have their own problems. I had a tenant that hooked one up (without our knowledge) and they somehow managed to hook it up incorrectly. It flooded the apartment with hundreds of gallons of water while they were at work. The water leaked into the apartment below, as well. Approximately $10,000 in damages.

@Joe Splitrock THANK YOU, i have heard that argument in past but never understood the problem, why would it be different than letting the sink open for half an hour and washing dishes, i never heard this should be an issue

from my understanding there are those portable machines that do not require hook up. and i would obviously charge a fee as mentioned in post
