Buy multi units with tenants in wisconsin

Happy Memorial Day! I am a newbie and just made an offer on a multi units. WhAt should I be aware about buying places with existing tenants? How can verify if the current tenants pay rents on time etc?

I heard some landlord has difficulty collecting rents during covid and has to pay to let the tenants leave.

Any suggestions/tips on buying with existing tenants are highly appreciated:)

In my offers, if the property is rented, I require Addendum R to be completed and write in contingent upon tenant/landlord completing and buyer approving Estoppel as well as in some cases, providing previous year's tax returns and proof of payment for last 3-6 months for review/approval.
