How can You start a real estate syndicate?

Hi, I have watched a webinar about syndicating a deal using other peoples money and there was very much potential to create money on the back end of the deal and front end such as being the agent of that deal as well as being the seller agent. My big question is how is this created and where would you start to build a syndicate team? Thank You!!
