Investing in multifamily wirh 60k

Hello all, I’m looking for advice on investing in multi family properties. My goal is to purchase a multifamily property either through house hack (in CA) or to buy out of state. CA is super expensive for a simple duplex (usually above 400k) in today’s market and out of state would be a lot easier to finance. CA would be ideal so that I can househack and manage the property but out of state is a lot more affordable. I’m looking at around 60k in capital to invest. Any advice on what you would do if you were in my shoes?
