Analyze Demographics for Outskirt /Rural areas

I have thought about investing in more outskirt areas. Does anyone use a population/demographic formula in deciding what those numbers need to be to weigh in on ability to attract quality tenants?

My concern is if the population pool is not there then you're stuck with unfavorable odds. I prefer the BRRRR method, so my properties look nice feel nice.
