Investing in Newport, Vermont

Hi! curious if Newport, Vermont might be a good spot to invest in rental property? My husband and I are searching for another state to invest that has decent rent and properties can be picked up for around 100k. We have investment property in CA, but the market is just too wild at this point to keep investing here. I am open to any suggestions that people have! We have searched around Alabama, Georgia, and Louisiana... Rent just doesn't seem as high and a little concerned about crime in the price range we are looking at.
