Sanctuary at false cape Condo, VB. SRT viability insights?

Hello, i am exploring this specific condo units for investment SRT. 3700,3738 sandpiper rd, virginia beach. There is lot of sale activity in these 2 buildings and most sales are lower than asking price with longer days in market? The facility is beautiful but wondering significant downsides like income, vacancy etc.. I see the HOA is high. Appreciate any insights.
