California squatter (no lease) 3 day notice?

Question

My grandfather willingly let a friend of a friend move into a studio apartment ADU in his backyard.

It has been a couple of years now and she has piles of junk inside and outside of the unit and has also been throwing food scraps into the yard and into the pool.

I believe her plan was to outlive him and acquire the property through adverse possession.

Long story short, I'd like to hit her with a 3-day notice and start the eviction process ASAP.

Is a 3-day reasonable in this situation, in San Bernardino county California?

Does anyone have resources to a 3-day notice with the proper verbiage for such a case?

I'd hate to make things worse by not speaking lawyer, lol.

Any feedback, ideas or links would be much appreciated!

So after winning a restraining order (squatter was meddling with his finances). They started moving out... A few weeks elapsed while verbal promises of moving never came to fruition. They were then served a 3 day notice as they met the stipulations for such. After service, they promptly finished moving and the unit was almost unscathed. Yaaayyy!!!

At this point having been there for so long, even without a lease, I'd presume you need to go through the proper measures of serving a 60 day notice to vacate. If she doesn't vacate at that point - you could open the eviction.

As mentioned above however I'd suggest a legal team on your side to provide the proper notices and handle everything accordingly.

Hi Jeremy,

Have you tried just asking her to leave--maybe covering the cost of (your Grandfathers friend's) move vs. being adversarial.

She might just say ok.

And ask her to not throw food into the "Cement Pond" because it draws sharks.

But really, maybe ducks land in there and she feeds them or something (or she's old and the ducks are imaginary)--but asking her to stop would be intelligent.
