Florida Tax liens : What is the process and steps ?

Hello,

I'm looking for details about all tax liens in florida.
The public auction is gone, so many winners resale it on the internet.

What are the steps after buying it ?

I mean : I bought it, what happened next ?

Who will pay and when for back taxes, when I can mail the county and tell them that I want to foreclose the house and take the ownership ?

Did you actually purchase a lien in the Florida auction?

I suggest you get familiar with the statutes of Florida tax lien sales and tax deed sales. http://www.leg.state.fl.us/Statutes/index.cfm?App_mode=Display_Statute&URL=0100-0199/0197/0197ContentsIndex.html&StatuteYear=2011&Title=-%3E2011-%3EChapter%20197 read all the sections (most are short) but pay attention to section 197.432 and beyond.  Those are the tax lien sale statutes and covers tax deeds too.  They spell out exactly what must happen for the sale, how liens are redeemed, paid and how to start the foreclosure and deed auction.

Jean is correct.  There is almost a 0% chance that you will end up owning the property by virtue of your tax lien, unless that property is worthless.  It would have to make it through the tax deed sale and there will be bids if it has value (and if it's a vacant lot in the hood with $30k worth of city liens that survive you'll probably own it, and wish you didn't).

Yes, there are many that resell the liens on the open market.  There is a nominal transfer fee to change the name on the lien.

If you bought a lien, then I'd say just wait for it to be redeemed.  Rarely does one end up with the property from owning the certificate.

Florida laws allow owners 2 years to pay their back taxes.  Once they are behind that long, you can go to the county and apply for a tax deed.  You will have to purchase all other outstanding certificates.  The county will schedule the property for a tax deed auction.  If no bidders, then you have the option of buying any recent tax obligations and the property is turned over to you.  If there are bidders, then you are the first to be paid, with interest.

I don't do the certificates (liens), I only bid the tax deeds, but.`You have to wait at lteast two years, pay all the other certificates before/after you and have the Clerk of Courts send the property to a Public Auction.  You get paid if some other bidder bids high enough to cover all the taxes.  You only get the property if no one else thinks the property is worth the total of the taxes, and doesn't bid that high.  Some other certificate holder can do the same thing, if there are others on the same property.
There many other traps and strategies.  You can google the state rules and procedures.
My personal opinion is that any tax lien/deed/qcd type stuff for resale on the internet is for suckers only, beware!
