Markets where properties come furnished?

Question

I've been looking at STRs in the Smokies and was amazed by the fact that most of these properties actually come furnished! For someone strapped for capital, the additional ~$10-20K saved by not having to furnish a property is a game changer. Are there other vacation rental markets where buying furnished properties is the norm?

This is common in Blue Ridge, Georgia area and the florida panhandle as well. Great way to hold on to cash and get strs going. It's worth noting that it still can take a surprising amount of money to get an STR ready to go unless it was already specifically used as an STR

This seems a little contradictory. "find a used couch" "go to Ikea", then in the next paragraph "I'm running a classy operation". Putting stuff in from IKEA is not classy nor is it luxury that will command top dollar.

Every STR I’ve purchased came furnished. But almost always, I’ve replaced every piece, as most of it is cheap junk.  I like to spend extra and outfit my properties with good quality. Persian rugs, antiques, solid wood, leather upholstery.

Guests paying big bucks appreciate this, and my experience is that they take good care of my things.

If a previously operating vacation rental property is being sold, it is likely being sold furnished.  Now if the furniture is in good condition or meets your brand standards is variable! Many times the furniture will be good enough to get you started, but you may want to replace/update old furnishings to stay competitive.  In my STRs (beach market), couches are the most replaced furniture item, being updated every few years.

20k for furniture is too high for an STR.  Find a used couch that's nice and go to IKEA for everything else.

I have bought one place furnished and it was high end furnishing so it was great. In every other case I said take the furniture if that was something they were dangling as a huge value. I don't want used junk in my STR, I'm running a classy operation. Especially old dusty vacation home stuff from the 90's or earlier. Make it clean, make it new, make it nice, charge top dollar.
