What questions should I ask during the home inspection?

Hello All,

I just got my first property under contract and scheduled my home inspection. What kind of questions should I ask during the inspection and is there anything in particular I should be focusing in on during the inspection?

@Kyle Shah Home Inspectors are very thorough and are detail oriented.  Ask all of the questions you want but stay out of their way!  Focus on CAPEX, Safety and Structural items.  Cosmetic items are less important but nice to make note of.  Don't freak out when you get the report!  Take your time and read through it and understand even a brand new house will have a large punch list!  Best of luck!

I say just let him do his inspection and ask questions after he's finished, they already know what to look out for. If you hired a good inspector, they'll probably catch more than a few items. I tend to focus on items that aren't cosmetic, such as roof condition, structural, electrical, plumbing, etc. My rule of thumb is this: if it poses a hazard/threat to either the house it's self, or the occupant, it needs to be fixed. Also take into consideration the age of certain things like roof, hot water heater, HVAC, etc. so that you can budget for replacement accordingly (cap ex.)

Just lay back and let the inspector do their thing. They will point out any issues as you go through the home and remember that anything they mention to you verbally at the inspection will be in their report so no need to feverishly write notes during the actual inspection. Instead take in what they are saying and pay attention.

Most importantly do not yammer their ear off because then their attention is taken away from doing the actual inspection.

@Kyle Shah in my experience inspectors are happy to share what they're seeing.  Follow them around without getting in their way and ask anything you want.

Thank you all for your advice and wisdom. The inspection went great, along with a list of pressing issues with the property, and I am very happy I got the inspection. It saved me from a terrible investment!

Was there anything you saw during your tour of the home that you thought might be a problem?  Normally the inspector will do the inspection and then you meet them and they walk you through showing you what they found.
