looking to expand my Rental portfolio !

Hi Im looking to expand my portfolio which is still small for now , my properties are in Miami area all of them are paid off , for what I understand I need to do a cash out in order to buy more properties , anybody who passed that experience? o can guide on how to buy more rentals , Im also seriously thinking about buying multifamily out of state , but I don't know where should it be a good place to invest ,knowing that the price of the properties in Miami are too High now . I really need some Help , I would really appreciate Theirs comments , Thanks
