Introduction: Newly invested in Wichita

Hello Wichita Bigger Pockets. 

I am an out of state investor who just closed on my first duplex in Wichita today and excited to be invested in the area. Now that I own property here, I want to pursue small single family BRRRs. Wanted to introduce myself to fellow investors in Wichita.

@Chip Martin I considered the price/rent ratio, tenant quality, and the low barrier to entry. Wichita is a great market to get started and start snowballing. There aren't many bad areas in Wichita and the typical Wichitan is your faithful, blue collar workers that believe in hard work and taking care of their home. I also invest in other markets in GA and TX but I own the bulk of my properties in Wichita. If you are OOS, you need to rely on a team.
