Advice on deploying capital in todays market.

Hello all, I am looking for opinions from the BP community on a question that has me somewhat stalled. With 1.4 M capital to invest, what would make more sense, put 1M down on a large apartment complex and keep money in reserve or spread out the capital among many singe family properties ? What area of the country would you consider and for what reason ? I know that there are many variables but in general which option would you use, or is there another strategy I may not be thinking of ?  Any advice or opinions are welcome.
