Cash-on-cash return and occupancy rate

Hello all!

I just bought my first investment property (two doors) and was going to make it a long-term rental, but now I am considering to make it a STR instead. I subscribed to Air DNA and the town I'm in has a B+ Market Grade. I am wondering what is the minimum cash on cash return to make it worth it? Mine is 16% (. Also, what's the minimum occupancy rate that you would look for? Mine says 53% for the town. This is such a tricky decision so any help would be very much appreciated! TIA

Congratulations on the purchase @Kate Budroe without knowing other factors about your property, purchase, location etc., 20% CoC is good baseline.
