Would you take 3% with 7yr balloon or 2.75% with 5 yr balloon?

If you had to make a decision in the current market, would you take 3% with 7yr balloon or 2.75% with 5 yr balloon? On a 20 yr amortization. What is your reasoning?

Depends on when you plan to repay the loan. If I know i'm paying it off in 3 years regardless i'm going to take the lower interest rate.
