Co-living Rental Rent numbers

Hey all, looking for a little insight on how to find out proper rent numbers for a co living space. I have been looking at houses in Dallas that I can house hack with co-living (duplexes are scarce and a little out of my price range.) I have been looking at craigslist and facebook in the rentals sections but I haven't found much that would help me with a number. Should I call apartments in the area and see what their rents are so that I can price them lower than that as long as I can still cash flow?
