NNN Deals/ Commercial Real Estate

When is a good time to start looking at NNN deals? Obviously the biggest problem is the funds to get the deal but I feel like these are a good way to excel your career.

I would argue that NNN deals are actually a good way to decelerate your career.

Personally, I bought my first NNN deal in 2020, which was 9 years into my real estate investing journey. It was a 2800 square foot medical condo unit, in a great part of town, rented out to a plastic surgeon. Clean, truly passive income every month, but nothing exciting other than the easy money that came in every month (I have since sold that property, received an off-market offer that I couldn't refuse)

In my opinion, NNN deals are what you should transition into once you've been an active investor for a while and you have some capital to deploy into stable, safe, cash flowing assets.
