Looking to invest in my first rental

Hi all, I'm looking to invest in my first rental property - either a long-term or short-term - in Minneapolis/St Paul and surrounding suburbs. I'm open to market as well as off-market listings. Given the current state of the market, I'm not finding any deals that are positively cash flowing - most are negative or barely break even. Wondering if I am doing something wrong with my search. Any advice would be appreciated.
