Buying and Renting on Oahu, Hawaii

I live on Oahu and was thinking of selling my rental property in Florida to buy a home for my family to live in on Oahu. Thinking of using the proceeds from my rental property as a down payment then house hacking to rent a portion of my home out to help with the mortgage? Anyone with any advice? I wish I could do a 1031 exchange but this would be for our first home not a rental property to live in since the home prices are so high.
