Hello Tommy! I work with multiple out-of-state investors looking for STR in the Disney area. Even with multiple people investing in this market, the occupancy rate for this area is still about 79%. The key is to make your rental stand out among the hundreds on Airbnb/VRBO. Examples are including a movie room/game room, theming rooms (try going above and beyond and not just putting a Mickey comforter), etc. There are also STR communities in those areas that include a lot of great amenities (water parks, tennis courts, fitness centers, etc). Keep in mind these communities often have high HOA fees. The good news a lot of these communities also have property managers that tend to your property so you have less to worry about.
