Out of State Investing in Kansas

Hey guys! I'm new to the REI game and have my first property under contract here in TX. I am living in Dallas at the moment. I am flirting with the idea of investing in Kansas since it has a good cash flowing market and property is fairly cheap compared to where I'm at. I do not know anybody in Kansas and would love to get more information on the market and build a relationship with some of y'all that are investing there.
