Advice on investing in multi family in AZ

I am a brand new investor in real estate and I’m located in Oregon. I am investing out of state in AZ as the cash flow there is much higher than locally in OR. I was wondering if there are any nuances specific to AZ that I should be aware of when it comes to multi family investments? 

Any advice on this or links to articles would be helpful.
