Tenant has not paid rent for 21 days
Hi there,
I have a tenant who has not paid her rent for about 21 days. Contacted her and she said, "I will put the money in my account but my credit union don't opens on Saturday so please give me till Monday." Monday comes and pass by and didn't hear from her. 4 DAYS later, I called her and she states, "IRS has taken my money."

What can I do to escalate this situation in Texas
Q2. Can I serve with "nOTICE TO EVICT PROPERTY" and where can I get such documents.
any advice will help

according to the link @Rodney Sums posted looks like about 47 days. The sooner you start the proecess the sooner you can get her out. Some tenants will actually pay up when they realize you are serious. Getting a lawyer is not a bad idea, but if you have the time to do it your self that works too. Sorry this happened to you, it's every investors worse nightmare. Good luck!
