Suggestions on STR in Newport TN

Hi everyone, I'm looking to invest in the STR market in Gatlinburg. I found this nice property in Newport TN which is 1 hr away from the smokys. Airdna gives a 70% occupancy rate for the property I'm looking at in Newport TN, with good ROI numbers. I wanted to get your thoughts and suggestions on how is the STR market for this area
