Shipping Container Airbnb....Good Investment?

Question

My business partner and myself are about to purchase some land and place a 3 bedroom, 2 bathroom shipping container home on it in the North GA mountains. Its a 40ft container on the main floor and a 20ft container on top with the rest of the 20ft turned into a deck. Does anybody else have shipping container airbnbs and how are the occupancy rates?

I have seen people do this on social media a lot. Alike to flipping vans and houses, it is a a lot of work but if your numbers add up and it essentially is worth it then it seems to be a great idea! Remember, too, that air bnb is about the experience in the eyes of who is staying there. People may be very drawn to your idea!

If you already have financing done....BOOM! YES! GO FOR IT!

(also if everything pans out well with plans for electric/septic/access)

With the intention in mind to create a space so unique, it's the only one of its kind within several hundred miles.....you are in a very good spot.

Create an outdoor area that can be used year-round through the seasons - think about a hot tub or a sauna...

Reviews here will be of utmost importance. Find a superb cleaner. Give a $5 bottle of Red (Cave & Cove Cab).

If you get this listing rolling and obtain superhost status within the first few months, and you keep it there... you'll be able to charge whatever you want per-night after a year of boosting SEO.

If you design it right, furnish it right, and take great photos, then it's almost sure to outperform other homes in the immediate area (this is assuming that it is outfitted with modern amenities like power, sewer, water, air conditioning, etc)

I've talked with several contractors over the years about doing something similar. Haven't done it yet because at least in my area, building with a shipping container is more expensive than traditional stick frame construction.

All in costs will be around $200,000. Financing has been secured which is a big relief. As far as septic etc, it just depends on the lots. Some already have gravel road etc. We are inspecting on Thursday and pulling the trigger on one that fits our need best.

I know folks who have something similar on land that is good for hunting deer & turkey. Pretty good occupancy rates during hunting season.

Cool. Are you planning to put well septic and electricity in? Will you need some kind of road to access the property?  How much you figure on it all costing?  ...even apart from modifying the containers?

im curious about all this because my plan is to acquire an STR with land so that i can add an "unusual" rental as a value add.
