Georgia - Gainesville, ATL, Athens STR & MTR

Researching my next possible investment in this area of Georgia. Wanted to see if someone here has firsthand knowledge and/or owns mid term rentals in this area. Or possible short term rental if it makes sense. Doing my due diligence online and calling around but would love to hear from either an RE agent or investor in the area. Any thoughts  on the good, the bad or the ugly?
