How to find off market deals????

Hello,

I am a California investor looking for my first rental property in Omaha, Nebraska. I hope to get some advice on finding off-market deals in the area. I would love to do a seller-finance deal, but I am open to other opportunities.

Nothing beats a weekend trip to a possible investment location. This will give you a much deeper insight into the market. I'd plan meeting with Realtors, wholesalers, and maybe even some property management companies. It may cost more, but you would have done it the right way.

1. Get with some wholesalers in the area and get on the list

2. Go on facebook and network with investors on investor pages

3. Go door knocking and find motivation

4. Cold call

There are a handful of ways to source them. 1. propstream

2. Batch leads

Other similar software too… deal machine… etc… they all work if you do.

Also every once in a blue moon Craigslist, marketplace, or even dare say expired mls listings are a decent source. Takes lots of attention and initiative.

I'd just take a local realtor to lunch and maintain a relationship with them. Same thing with contractors. They are both inclined to share their database of off-market deals with you since it could potentially provide them with a sale.
