Short Term Rental Near Airport?

Question

I own several long term rentals, but looking into purchasing a house specifically for Short Term Rental use. The house is right next to a small airport in a city of about 100k people. Is having a STR near an airport a strong advantage, or does that not matter at all?

I agree with some of the above comments. When I travel, I sometimes want to be close to the airport just because I have to wake up early and catch an Uber. You would be selling convenience if you were near the airport.

Agree with the above!  small airports are not something that makes sense to focus on proximity with, and larger airports still perform better when they are quiet and near attractions in addition to the airport.

You will attract people with whatever you do to incentivize them.  If you beat the drum of "close to the airport' then you'll typically get a lot of 1-night stays and convenience-driven folks.   If you beat other drums, you'll get folks that dance to those tunes.  Pick your tune, pick you experience.

Depends on how far the airport is from the city and how many hotels there are in the area. If it is a desirable location to be in other than airport it will book

I would say it depends!

Some people may dislike it because of the noise or poor walkability.

Others may find it convenient if they're just passing through for business or such. You'll notice how many hotels are around airports.

Those there for actually town tourism will probably want something more central and peaceful and walkable and close to the action.

Personally, I've always lived in "noisy" places and it really doesn't bother me. I like being near the airport even when there for very touristy purposes. To me it is convenient in its own way and airports are usually still conveniently located within areas with quick and easy access to major roadways.

People want to be close to attractions, not noisy jets flying overhead. You want to locate your short-term rental house near something worth traveling to. Maybe there is a great Park and restaurants nearby, or maybe there is a national park, or a popular downtown area, and so on.
