Investing in Real Estate Brokerage?

I plan on opening my own shop soon & would like some thoughts on procuring investors into my business. Any ideas of what that looks like? Investor A invest 250k in Jedi Realty and gets X amount return off gross commissions? Is that terms of investment limited? Or just have a co-owner? Thanks for your input!
