First SFH Rental in Little Rock, AR

Hello biggerpockets! I am looking to purchase my first rental in little rock. Was wondering if anyone had any advice on specific areas to avoid and what areas are good for coc? I have no debt at all, looking to put down 25-30% and not really looking to go over 150k. Do you all have any agents or property management companies you recommend as well? Going to be taking a trip out there in 2 weeks so trying to line up some properties to check out. Any info or advice is greatly appreciated it.
