Looking for 6-10 unit building for sale!

Hello everyone! I'm newer to the BP community and I am looking for a 6-10 unit building for sale in the Chicago/Chicagoland area.  I would love to stay away from the banks and seller finance this deal. I prefer to put the money directly into the hands of the owner! BP family, if you know of anything, let me know!
