AirDNA Rentalizer Operating Costs- whats included?

After doing some research, I am trying to understand what costs are included in the "operating expenses" on AirDNA on the rentalizer? 

I understand that mortgage is not supposed to be included as an operating cost but I don't see how people are making more than $5000-$7000 net annually based on the numbers evident in the AirDNA. 

How do you determine your operating costs to see if the investment is worthwhile?
