Want to get into real estate. Any advise?

Question

Hi, my name is Max and I am 21 years old. I started listening to bigger pockets podcasts and really became interested in real estate. I have 10k in the bank and don't know where to start. What and where should I focus on to learn more? Should I invest in courses? Any tips and other advise would be highly appreciated.

Hi Max,

Theres so many areas in Real Estate Investing you can focus on. First try to figure out what area you want to focus on first. Ask yourself if you want to learn how to buy and hold, Flip, short term rentals, commercial etc... I would suggest to look into all these areas to find out what you'll really enjoy doing. Look for Real Estate Investment meetups in your area to meet like minded people. This will allow you to meet some experienced people and will allow you to ask them questions on their experience. Stop spending time on education and start putting yourself in real life scenarios in real estate. Rather than educating yourself then implementing, do the reverse. Money won’t get you far, your experience will.

You need to figure out what niche you like. I became an agent and that has benefited me... 1) To learn what investors are doing in my area, what strategies are being used and what to expect 2) Build funds to invest myself. You can wholesale or niche down into off market real estate. There is plenty of ways to go about it but it comes down to what you like and what will get you on the trajectory for 5-10+ years down the road. The only way to do that is continue learning, don't blow money on courses early on. Being 21 you have plenty of time but don't waste it, use this early start to get into it.

Hi Max, welcome to BiggerPockets! I suggest to build up your capital while learning the ropes. Best to start working on your numbers and financials and get enough understanding of the market of your interest.

Find a mentor doing what you want to do. Try to attend your local REI networking groups and meetups. Connect with as many real estate investors as you can. You can also consult with lenders, brokers and ask them for suggestions on who might be a good real estate mentor and most will be able to provide one. Try to think of different ways you can add value to that person. What are your strengths? For example, are you experienced in social media marketing? Could you offer a mentor some tips? This way it's not just a one way street.
